Evaluate the quarterly trend of demand (sales) and supply in a suburb, micro-market, city or a project in the dashboards. Demand and supply dashboard classifies the supply and absorption data under different parameters like project count, construction status, share of new supply, completion year. You can do a quick comparison of the sales and supply scenario in different micro-markets filtered for a particular product as per your selection.

Every vector defines its own price and value. The dashboard manifests the trend of demand, supply, price, month’s inventory with relation to its vector positioning. Glimpse through the behaviour of the market and read the analysis hidden behind the spatial polarizations by studying the impact of distance from CBD and it’s co-relation to the product performance.

Locations and Developers Rating

Map Visualization is fantastic feature on the dash board, which will help you visualize the spatial distribution of the data across different cities. The map visualization tool can be used to represent the data at the suburb level and the area level in different parameters like, sales, supply, price, cost of apartment, wt. average price, month’s inventory etc which can be selected and filtered as per your requirement. The spatial analysis is useful while researching the heterogeneity or homogeneity of the real estate market, it’s growth direction and helps understand the numerical data in a different dimension.

It can help identify the risks and opportunities that are most important to the business and future business decision.

This analysis can be downloaded and can be used for your internal presentations and competition analysis and can be very insightful for future land acquisitions as well.

Analytics is also facilitated by map based tools allowing you to create a polygon, a circle or search a specific micro market to analyze its dynamics, competition, projects and product performances. The map based interface has been integrated with Google maps to enable you to track the footprint of projects covered. Liases Foras was the pioneer in bringing the real estate data analytics in India. We began mapping the exhaustive real estate of the city of Mumbai for the first time in 2003 and based on the increasing popularity of the database, in 2007 we expanded it to cover six tier one cities. This growth was followed by the addition of two more cities in 2010. By the year 2012 we had percolated into 17 more tier two cities. Thereon quarter on quarter the coverage was expanded to rapidly cover 56 census cities.

Data Collection - Feet On Street

Data is collected through primary survey. Mystery Shopping techniques are adopted to assess availability and price.

Data is gathered through personal visits to the sites and it is not a mere telephonic or internet search. Data covers only primary 'marketable supply'.

Coverage stands more than 90% of the universe. Thus this is not a sample based research.

We adopt bottom-up approach where units sum up to define building, buildings sum up to define project, projects sum up to define locality, localities- suburb and suburbs- city. Each and every project is mapped across various data points.

Data is then conjoined and the movement in inventory, sales (offtake), price and construction progress is assessed at every project's level.
