Data is primarily collected from developers or under-construction buildings Brokers are also approached in case the developers have appointed them as selling agents of primary stock; or for carrying out secondary market price assessment.

We employ feet on the street to collect data through primary surveys. Mystery shopping techniques are adopted to assess availability, price and other details about the projects.

Personal visits to the sites are conducted by the surveyors. Brochures and other details are also collected every quarter for each project.

To maintain a high level of accuracy, three levels of validation are followed

Random sampling: Projects across key locations that contribute significant supply in a city are randomly chosen and cross-checked.

Revalidation of all the top performing and worst performing projects: Approximately 200 projects are cross-examined through reassessment of inventories. Besides that the data is also corroborated through market insiders, public disclosure document

On an average about 30-40% of projects are verified overall. However, in terms of incremental sales all the projects contributing 50-60% of the sales of the city in a quarter are verified.

The data is collected on a quarterly basis

The period/month data collection takes place is June, September, December and March a year.
