The annual sales in FY 21-22 fall short of 5% of the pre-Covid level (FY19-20), New Supply in Ahmedabad reaches new heights with 37.18 units launched in the city, the highest in the past decade. The city has seen saleable price growth of 7% Y-O-Y.

Ahmedabad clocked a total sale of 29.06 thousand units in FY 21-22, sales have grown by 39% Y-O-Y. New supply has more than tripled over the last year with a total supply of 37.18 thousand units. The financial year closes with 73.77 thousand unsold units which will take 30 months to be absorbed.

Zone 4 (east region) and Zone 3 (north region) record the highest sales, accounting for 37% and 23% of the total annual sales respectively. Some of the most preferred locations are Shela in Zone 1; South Bopal in Zone 2; Gandhinagar and Chandkheda in Zone 3; Noroda, Vatva and Vastral in Zone 4 and Gota in Zone 5.

60% of the total new launches are located in Zone 3 (north region) and Zone 4 (east region). Most of the new supply in Zone 3 are in mid segment and in Zone 4 are in affordable and mid segment.
2BHK and 3BHK typology dominates the market, capturing 83% of total sales. While 2BHK remains the most preferred typology in Ahmedabad, market preference for 3BHK typology has increased over the years. The market has shown high preference for ready to move inventory.

The affordable and mid-segment continues to dominate the residential market with 72% of total sales captured in the INR 2,000-4000 PSF saleable price range and 62% captured in 20 lac to 60 lac base ticket size.
