A higher score means higher return probabilities and less execution risk in the project. The investable score measures the risk and return of the property. It measures current price productivity, which means if it is fairly priced, under-priced, or an overpriced property.

Future Price Projection

  • Future price appreciation is measured by adding the nominal return & the return due to upcoming infrastructure influencing the project.
  • The nominal returns are estimated by measuring the property’s current price productivity, calculated using the rental yields.
  • The improvement in commuting convenience is done by mapping all future infrastructure projects across the city. Then, depending on the proposed completion dates, travel time across the CBDs is computed. The price & distance/time regression equation provides the expected appreciation of a project.
  • The execution risk measures the default probabilities in the timely execution of the project.
  • Execution risk also suggests whether the developer can complete the building as per schedule or it is likely to be delayed.
  • The execution risk in a project is measured at the project level and developer level.
